High Heat Retention Storage Heaters

dimplex-quantum-qm100-quantum-storage-heater-1000w-energy-saving_2_.jpgIn my work as an energy assessor I have come across a lot of electrically heated rental properties where landlords have been encouraged to remove the older style storage heaters in favour of cheeper electric panel heaters (filled or radiant).  Despite smart controls for temperature and programming these are not storage heaters and are not much better than stand-alone 13Amp heaters in terms of power use and so running costs.

If your only option is electrical heating and with the move away in time from fossil fuelled heating the only government and energy software recommended types of individual room heaters are High Heat Retention Storage Heaters.  For use on duel tariff mains electricity.

The current energy assessment software lists a small number HHRHs that are deemed energy efficient.  Attached herein

They are quite expensive but one heater in a bedsit flat makes a big difference to the energy rating for EPCs and can make the difference in older properties between falling below the minimums to meet MEES and getting an E grade or better.

Floor plans

More and more clients are asking for floor plans to help market their properties for sale or rent along with EPC survey or stand alone.

Assess Energy Solutions UK have always provided this service but are now speciallising in detalled floor plans to meet House in Multiple Occupany (HiMO) local authority licensing requirements.

These floor plans must include room measurements (not just area), emergency escape windows, lighting, smoke, carbon monoxide alarms and more.

For landlords and letting agents to comply with HiMO legislation we are happy to help draw up the floor plans with or without domestic or non-domestic EPC survey.

Government announces planned changes to MEES

Today the Department for Business, Energy and Industrial Strategy (BEIS) announced that they plan to amend the regulations requiring landlords to install energy efficiency measures to domestic homes.

The key decisions included:

  • The introduction of a capped landlord contribution of £3,500 (inclusive of VAT)
  • Removal of the Consent Exemption currently available where a sitting tenant does not consent to a Green Deal charge
  • Inclusion of an evidential requirement for the registration of a ‘high cost’ exemption
  • Curtailment of the period of validity of previously registered ‘no cost’ exemptions
  • Other policy decisions relate to the operational efficacy of the Regulations.
