I am proud to have served as aircrew for 30 of those years before retirement early last year.

Lincolnshire was known as 'Bomber County' in the 2nd World War due to the large number of Bomber Command Stations and still remains the home to several major bases.  The official opening of the International Bomber Command Centre to mark this role, the huge loses and to educate those now and into the future; is planned for 12 Apr 18.

Minimum Energy Efficiency Standards (MEES)

 

In the continuing drive to make domestic and non-domestic properties more energy efficient, the UK government launched the Minimum Energy Efficiency Standards (MEES).  The scheme started in 2016 with an introduction period of two years - the aim is to improve the energy grades of housing and commercial premises to E or better

1 April 2018 is when MEES comes into force and any new tenancies must have an EPC of E or better.  From April 2020 all domestic lets new or existing must achieve at least an E.  Non-domestic date is April 2023.

There are penalties for non-compliance but, also grants for insulation, heating and lighting (see ECO 2 details on this site)

Assess Energy Solutions UK is expanding services to include commercial properties

The domestic property market is just one part of the UK Governments drive to reduce our carbon footprint across the UK; in the construction of buildings, their use and the services used to heat and light them. 

Assess Energy Solutions UK are proud to announce that we can now survey and assess level 3 existing non-domestic properties with the most common building features, heat and lighting systems.  This is using the approved Simplified Building Energy Model (SBEM) software to produce EPCs and Part L2 building compliance reports.

In addition, we are planning to use the Design Builder front-end software which can import drawings and produce colour 3D CAD drawings as well as the energy calculations in the background.

Commercial properties can be very complex and therefore the time taken to survey, calculate and produce the reports is much greater than domestic existing homes.  The fee structure is based on the floor area and use and a free quote can be requested based on the basic details of the property.

Homebuilding & Renovating Show NEC

Last week I attended the Homebuilding & Renovating Show at the NEC.  Swarms of people were milling round the 3 large halls looking at the latest in building technology interspersed with the traditional oak framed buildings, interior design and furniture ideas.  I can recommend this show to anyone interested in self building, extending, renovating their home or just to get some ideas.  

There was the opportunity to talk with the experts about latest plans with architects and designers including legal, financial, planning help and much more.  One thing I did note was there seemed to little mention of the requirement for a full SAP assessment of plans at the design stage to meet part L1 building control and in turn comply with energy efficiency standards. Quite a few building control offices do have in-house assessors but, many don't.

This is where my business comes in; I'm qualified and accredited to conduct full SAP energy assessments based on detailed plans and build spec; preferably at the design stage prior to build.  I can then issue a Predictive Energy assessment (PEA) which should meet building control needs and if the proposed home is for sale, it can be marketed with a predicted energy efficiency.

The Federation of Master Builders (FMB) stand and their current magazine states the importance of early stage SAP assessment to prevent time consuming and costly alternations later in the build to meet standards.
